Who I work with

Real estate owners with 100 or more units who are slowing down, growing past what they can handle, or have no one to hand it to. Every decision still routes back to them, and they want their time back.

Every decision still routes back to you.

You have a day job or a business to run, and a growing set of properties, entities, partners, lenders, managers and a CPA. Nobody sees the whole picture, so every question, approval and fire lands on your desk. As the portfolio grows, it takes more of your time, and your tax, estate and investment plans drift apart.

One senior person at the center, part-time.

I sit at the center of your real estate and take ownership of four things:

01

Hard problems

A stuck sale, a partner issue, a refinance, a buyer who can't fund. I come back with several workable options, not one.

02

Vision and plan

Where the portfolio should be in five years, and one plan to get there.

03

The team

I help you decide who belongs on your team and connect the right managers, lenders and advisors to your portfolio. They do the work. I keep the plan and the people lined up.

04

Reporting

AI-driven dashboards and reports (portfolio matrix, debt service coverage, quarterly reporting, due-diligence files) so you see everything without living in it.

Don't know where to start with AI? Start here.

AI can save a real estate owner a lot of time, but only if it's pointed at the right work. That's what I do. We find the one or two places it pays off first, then set it up so you can use it.

01

Entity and document organization

One clean structure for every entity, loan, agreement and key date.

02

Analysis

Deals and portfolios, including debt coverage, cap rates and scenarios.

03

Reporting

Portfolio dashboards, quarterly reports and due-diligence files.

04

Research

Markets, comps and public records.

Start with the free call. Bring the task that eats the most of your time. I review everything AI produces before it goes anywhere, and your CPA and attorney still make the tax and legal calls.

How I work

  • A partnership, and your call. I bring you options and my honest recommendation. The final decision is always yours.
  • Your advisors, or new ones. If you already have a CPA, estate attorney or tax team, I work with them. If not, I help you find the right people for tax, estate and finance. They give the tax and legal advice. I keep the pieces working together.

One plan, not three

Over time, together with your CPA and estate attorney (yours, or ones I help you find), we build one plan that covers your taxes, your estate and your investments, so every real estate decision fits the bigger picture. They give the tax and legal advice; I make sure your real estate fits the plan. And you get your time back.

Built for owners who are stretched thin

  • Principals with a day job or operating business and real estate across several properties or entities
  • Families and family offices with real-estate-heavy portfolios and no in-house real estate lead
  • Owners facing a decision they've been sitting on: a sale, a refinance, a partner question, a portfolio clean-up

Not a fit: anyone looking for a property manager, leasing agent or bookkeeper.

Three steps, no long commitment up front

  1. Free call.

One call about the decision weighing on you most. You leave with an honest view of whether working together makes sense.

  2. Portfolio Analysis ($3,000–$4,500, fixed fee, about 2 weeks).

A one-page map of every asset, entity, loan, partner and vendor, your top 5 issues with options for each, and a 90-day plan.

  3. Monthly retainer.

I take the seat at the center: a regular cadence, issue resolution, team coordination and reporting.

Questions

What's a fractional / part-time Chief Real Estate Officer?

A fractional / part-time Chief Real Estate Officer, or CREO, is a senior real estate lead who works for you part-time. I sit at the center of your portfolio, covering hard problems, vision and plan, the team and reporting, without a full-time hire.

Do you manage my properties day to day?

No. Your property managers, contractors and advisors run the day-to-day. I set the direction and coordinate, so you see the whole picture.

Do you give tax or legal advice?

No. I work alongside your CPA and estate attorney, whether they're already yours or new to you, so your real estate fits your tax strategy and estate plan. They give the tax and legal advice; I make sure the pieces work together.

What if I don't have a CPA or estate attorney?

Then I help you find them: tax strategy, estate planning, tax compliance, CPA work or fractional CFO support, whatever fits your situation. If you already have advisors you like, I work with them.

How is billing handled?

Engagements are contracted and billed through Peak 10 Group. The Portfolio Analysis is a fixed fee; retainers are billed monthly.

What happens on the free call?

A 30-minute call about the one property or decision weighing on you most. You'll leave with an honest view of whether working together makes sense. There's no obligation.
